Cash left in a bank account is a quiet way to lose money. The national average savings account pays just 0.38%–0.61% APY, and even the best high-yield accounts top out around 4%–5% — against inflation running near 3.5% today, that's a real return close to zero, or negative once taxes on the interest are factored in.
Stocks have historically done better: the S&P 500 has averaged roughly 10% a year since 1928. But that average hides the ride — the index has landed within two points of it in only six of the past 93 years, and investors have had to sit through 30%–50% drawdowns along the way to collect it.
Multifamily real estate offers a third path: monthly cash flow from rent, equity growth from paying down debt, and the ability to force appreciation through renovations rather than waiting on the market to move. True North's value-add strategy targets a 7%+ average annual cash-on-cash return alongside a 15%+ net IRR — current income and long-term equity growth in the same investment.
Real estate also comes with possible tax advantages that cash and stocks don't offer. Depreciation lets an investor deduct a portion of a property's value every year — even while it produces positive cash flow — and under current law, 100% bonus depreciation lets a cost segregation study move much of that deduction into year one instead of spreading it over 27.5 years. Those paper losses can shelter some or all of an investor's distributions from tax in the year they're received.
When a property sells, a 1031 exchange lets investors roll the gain into the next deal and defer the capital gains tax rather than paying it immediately, keeping compounding intact. Interest, dividends, and short-term stock gains are taxed the year they're received; real estate investors have real tools to defer — and sometimes avoid — that bill.
